During the design process ABcom's designers will be in constant communication with your team to review the progress of the design and the revised guaranteed maximum price (GMP). As potential changes are proposed, the corresponding additive or deductive revision to the GMP can be evaluated up front to determine the impact of the potential change and begin the process of value engineering to offset the additive cost of requested scope changes. Our experience in value engineering allows us to ensure the project meets your budget without sacrificing performance or quality.

Preconstruction Services

ABcom is uniquely qualified to serve as your design build contractor. Our primary objective is to protect the interests of your organization along with the integrity of your structured cabling and special systems throughout the design build process. After selecting ABcom as your design build contractor, our team of designers will immediately set into motion the requisite preconstruction services for your project.

ABcom will prepare a summary project schedule with major milestones for design deliverables and completion. ABcom will then recommend equipment and material specifications that are appropriate for your specific project. After determining the equipment and material specifications, ABcom will begin negotiations with manufacturers to establish discounted project pricing for your project. For fast-track projects, ABcom will ensure that all materials are entered into the manufacturers' production sequences for just in time delivery to your project. Any items with lead times in excess of project requirements will be identified early enough to make appropriate substitutions. ABcom will coordinate with other specialty trades to ensure there are no scope omissions or overlaps. Where omissions occur, ABcom will recommend the appropriate subcontractor to perform the scope of work.
